TYPES of TRANSACTIONS with OWNER FINANCE.

PURCHASE MONEY MORTGAGE or WRAP AROUND MORTGAGE (When seller has an existing mortgage). Usually 20% or more as a Down Payment. Deed transfers and Seller becomes “the bank.” Usually Long Term Finance.

CONTRACT FOR DEED. Ownership is transferred by a “Recorded” contract. Usually 20% Down Payment, and payments to Seller with a Balloon Note due.

LEASE-PURCHASES. This is an Ownership Contract from One to Five Years. Usually from 10% to 20% Down payment is required. Buyer Refinances then.

LEASE-OPTION to BUY. Simply a LEASE with an Opportunity for the Buyer to Own in the future at a Predetermined Price. Usually less than 10% Down.

PAYMENTS are made Monthly to the Seller which include Taxes & Insurance. Buyer generally receives a Monthly credit for Principle. INTEREST RATES are suggested to be very reasonable (5% or so). Accordingly, the Buyers MAY receive a Tax Benefit for the deductible items in the Payments. REFINANCE PRICE lmust be supported by a current Appraisal. Seller is obligated to sell at the LOWER of the Contract or the Appraisal. (Optional).

EXTENTIONS of Terms for Refinance may be provided in each Contract.

MAINTENANCE and REPAIRS usually requires the Seller to provide a Home Warranty Program covering all the mechanical parts of the house. Items such as the Roof is the Sellers obligation. Buyer pays a small deductible during Term of Contract.

CREDIT, EMPLOYMENT, REFINANCE ISSUES may be supported by opinions from Attorneys or Bankers who know the Buyer.
